How We Work
1
Understand Your Needs
We start by understanding what you're looking for, from your budget and preferred locations to your intended use, priorities, and long-term goals. This gives us a clear brief for the search.
2
Search the Market
We take your brief into the market and actively search for suitable opportunities. Through our local network and relationships with owners, brokers, developers, and other market participants, we identify properties worth considering.
3
Evaluate & Verify
We help you understand whether an opportunity is actually right for you. We assess the property, its value, potential, and risks, conduct on-the-ground inspections, and coordinate the appropriate legal, technical, or other due diligence.
4
Negotiate the Best Terms
Once you've identified the property you want, we represent you in negotiations. We use our market knowledge, relationships, and understanding of your objectives to pursue the best overall price and terms.
5
Manage the Purchase
From contracts and signatures to payments, approvals, registration, and closing, we coordinate the moving parts and keep everyone aligned. You stay informed while we handle the process on the ground.
6
Complete the Handover
Once the purchase is complete, we coordinate the handover, collect and organize the property's documents and records, and establish its condition. If you choose, we can then transition seamlessly into managing the property for you.
Frequently Asked Questions
Can you find a property for me?
Yes. Finding the right property is one of the core parts of our acquisition service. We search the market based on your requirements, including your budget, preferred location, property type, intended use, and other priorities. We identify and shortlist opportunities so you don't have to navigate the market alone from abroad.
What types of properties do you sell?
TATARI doesn't sell properties. What we do is find the right property for you based on your requirements. We can assist with a wide range of residential and commercial property, including family homes, villas, apartments, land for development, rental properties, and commercial assets. The specific opportunities we pursue depend on your objectives, budget, and eligibility.
Can I buy property in Ethiopia without being physically present?
In many circumstances, yes. The exact requirements and processes depend on your circumstances, the type of property, and applicable Ethiopian laws and regulations. We can help you understand what is required and coordinate the process on the ground, including representation where legally permitted.
How do you know whether a property is actually worth buying?
We don't simply rely on the seller's asking price or description. We evaluate the opportunity against your objectives and consider factors such as location, market context, condition, potential, and identified risks. Where additional verification is required, we conduct or coordinate the appropriate inspections and professional due diligence.
Will you physically inspect the property?
Yes. Our team can visit the property and document its condition through photographs, video, and an on-the-ground assessment. Where specialist technical, legal, valuation, or other expertise is required, we coordinate qualified professionals to carry out the relevant checks.
Can you negotiate with the seller on my behalf?
Yes. Once you've decided to pursue a property, we can represent your interests in negotiations with sellers, developers, brokers, and other relevant parties. We negotiate not only price, but also payment terms, timelines, conditions, inclusions, and other aspects of the transaction.
Will you review the developer's contract before I sign?
Yes. Our in-house legal team can review contracts presented by developers, sellers, contractors, and other parties, identify provisions that may expose you to unnecessary risk, explain important terms, and help negotiate changes where appropriate. We can also draft agreements where required.
How long does it take to buy a property through you?
There is no single timeline. The time required depends on how quickly we find a suitable property, the complexity of the due diligence, the seller or developer, documentation, financing, government requirements, and other factors. We manage the process proactively and keep you informed of progress and any factors affecting the timeline.
