The Client Mr. Abel Mengiste, an Ethiopian living in Dallas, Texas, was looking to acquire a private residential property in Addis Ababa for personal use and long-term value preservation. The client wanted the right property at the right price but was unable to personally manage the search, inspections, negotiations, legal checks, and transaction from abroad. Mr. Abel travelled to Ethiopia in 2024 hoping to handle things within a month time but he returned to the US without finding what he was looking for and even more confused on how pricing and how the market generally works.


The Challenge
The client faced a familiar problem: finding a suitable property was only the beginning. Information from sellers and intermediaries needed to be independently verified. The property's condition, documentation, ownership, pricing, and other important details needed to be checked before committing a significant amount of capital. The client needed someone they could trust to find the property, verify it, negotiate on their behalf, and manage the acquisition through to ownership.
What TATARI did
TATARI managed the acquisition from initial search through final handover, acting as the client's team on the ground in Ethiopia. We sourced and evaluated suitable residential properties, conducted on-site inspections, and independently verified the agreed legal, physical, and transactional due-diligence requirements before the client committed their funds. Once the right property was identified, we represented the client throughout the negotiation and secured a 9% reduction in the acquisition price, bringing the final purchase price to 56,250,000 ETB and saving approximately 5,580,000 ETB. We then coordinated the contracts, transaction, closing, and handover, giving the client a single point of responsibility throughout the acquisition.
Search & source
We defined the client's requirements and searched the market for suitable residential properties. Negotiate
The property was initially offered at a higher price. TATARI represented the client's interests throughout the negotiation, using our understanding of the property, market context, and relationship with the relevant parties to negotiate the purchase terms. 9% PRICE REDUCTION Final Acquisition Price: 56,250,000 ETB Through negotiation, we brought the acquisition price down by 9%, saving the client 5,580,000 ETB compared with the original asking price of approximately 61,830,000 ETB. Result: The client acquired the property for 56.25 million birr, with the negotiation saving approximately 5.58 million birr.
Contract & legal coordination
Once the commercial terms were agreed, our legal team prepared and coordinated the relevant contractual documentation. We identified provisions requiring attention, communicated with the relevant parties, and helped ensure the client's interests were properly represented before execution.
