Turning 750 m² Into a Major Apartment Building Development

The Client Our client, an Ethiopian living in Sweden, wanted to secure land in Addis Ababa for the development of a 1B+G+10 residential apartment building. He had a clear vision for the project and came to Ethiopia to explore the opportunity and get the process moving. While in Ethiopia, he chose to work with TATARI to make the process smoother and ensure there was a dedicated team on the ground managing the many moving parts of the project. This gave him the freedom to travel back and forth between Ethiopia and Sweden without having to worry about whether his investment and development were being properly taken care of. With TATARI handling the land acquisition, design coordination, contractor vetting, and ongoing project oversight, the client could remain involved in the decisions that mattered while trusting our team to manage the day-to-day execution on the ground.

The Challenge

The client was looking for approximately 700 m² of land suitable for his planned development. Finding the right property was only the beginning. The project also required acquisition coordination, design, technical professionals, contractor selection, procurement, budgeting, and ongoing construction oversight. With the client regularly travelling between Ethiopia and Sweden, there was a risk that important decisions, follow-ups, and project activities could become dependent on his physical presence. TATARI's role was to create the local infrastructure around the client, a team that could keep the project moving whether he was in Addis Ababa or Sweden.

What TATARI did

TATARI supported the client through the acquisition and early development of the project, helping him secure 750 m² of land for his planned 1B+G+10 building. We coordinated the acquisition, design process, and technical requirements, helping move the project from land acquisition into active development in less than four months. We also helped vet and coordinate the contractors responsible for delivering the project, establishing clear expectations around cost, quality, and timelines. Once construction began, we implemented structured budget and time control mechanisms, using technology wherever possible to track expenditure, progress, documentation, and site activity. Throughout the project, TATARI has remained the client's team on the ground, allowing him to move freely between Ethiopia and Sweden without having to be physically present to keep the project moving. As of August 2026, structural work is 67% complete, with the project progressing on schedule and within its allocated budget.

Land search & acquisition

We searched for land that matched the project's development requirements and evaluated available opportunities based on suitability, location, size, and the client's objectives. The original requirement was approximately 700 m², and we ultimately helped the client secure a 750 m² plot, providing additional land for the planned development. We coordinated the acquisition process and supported the necessary documentation and transaction requirements. Result: 750 m² of suitable land secured.

Development planning

Once the land was secured, we helped establish the roadmap for the development. TATARI coordinated the early-stage requirements, helping translate the client's vision into a practical development plan and coordinating the professionals needed to move the project toward construction. The objective was to avoid unnecessary delays between acquisition, design, contractor selection, and the start of construction. Result: The project moved into active development in less than 4 months.

Design & technical coordination

We coordinated the design process and the professionals responsible for turning the client's vision into a buildable project. We helped coordinate architectural and technical requirements while keeping the proposed 1B+G+10 development aligned with the client's objectives, budget, and development plan. When the client was in Sweden, we remained the local point of coordination, ensuring work continued without requiring him to be physically present for every discussion or decision.

Contractor vetting

Selecting the right contractor was critical to protecting the project. TATARI helped assess potential contractors based on their capabilities, experience, proposed costs, resources, and suitability for the scale and requirements of the development. The goal was not simply to find someone who could build the project, but to establish a working relationship with a contractor that could be properly monitored and held accountable.

Budget & time control

Once construction began, TATARI implemented structured mechanisms to control the project's budget and schedule. We track costs, expenditures, milestones, progress, and outstanding work against the approved plan. Technology is used wherever practical to improve visibility into project finances, progress, documentation, and site activities. This allows potential deviations to be identified early rather than discovered after they have already become expensive problems. Ongoing project oversight

TATARI provides continuous local oversight while the client moves between Ethiopia and Sweden. Our team monitors construction progress, coordinates with contractors and professionals, conducts site visits, documents work, and keeps the client informed. This means the project does not stop simply because the client has returned to Sweden. The client can travel. The project keeps moving.

Reporting & client visibility

We keep the client connected to the project regardless of where he is. Progress updates, photographs, documentation, financial information, and other relevant project information allow him to understand what is happening on the ground and make decisions when his input is required. The client remains in control of the important decisions without having to personally manage every operational detail.
