22% More Revenue. 38% Lower Costs. A Property Well Managed.
The Client Our client, a property owner living primarily in the United States, owns a G+9 mixed-use building in Addis Ababa. The property serves multiple purposes, with commercial tenants occupying the first three floors and residential tenants occupying the remaining floors. With the owner and his family based in the United States, managing a building with multiple businesses, residential tenants, contractors, service providers, financial obligations, and government requirements had become increasingly difficult. The owner needed more than someone to collect rent or respond to maintenance requests. He needed a professional team on the ground that could manage the building, optimize its revenue, control its costs, maintain proper records, and protect the property's long-term value.

The Challenge
Managing a mixed-use building requires constant attention. Multiple commercial and residential tenants mean multiple leases, rent payments, requests, maintenance issues, and relationships to manage. At the same time, the property has ongoing administrative obligations, financial requirements, government and regulatory compliance, and expenses that need to be carefully monitored. For an owner living abroad, the lack of a structured management system can create significant inefficiencies. Revenue opportunities can be missed, costs can accumulate without sufficient oversight, documentation can become fragmented, and compliance requirements can be difficult to keep up with. TATARI took over the property's management in December 2025 with the objective of creating a more structured, transparent, and financially efficient operation.
What TATARI did
TATARI took over the management of the G+9 mixed-use building in December 2025, bringing its commercial and residential operations under one structured management system. We organized tenant management, property administration, vendor coordination, maintenance, financial oversight, and compliance. We reviewed the property's income and expenses to identify opportunities to improve performance and reduce waste. Through better rental administration, cost controls, vendor oversight, and financial management, we increased property revenue by 22% while reducing operating costs by 38%. We also rebuilt and organized the property's financial and administrative records, creating greater visibility and accountability for the owner. With TATARI managing the property on the ground, the owner can remain in the United States while having a clearer view of the property's performance, obligations, and ongoing operations.
Took over the property management
TATARI assumed responsibility for the day-to-day management of the building in December 2025. We established a centralized management process covering tenants, property administration, vendors, maintenance, finances, documentation, and compliance. The goal was to create a single system through which the property could be managed and monitored rather than relying on fragmented processes and individual relationships.
Optimized revenue
We reviewed the property's existing rental arrangements and identified opportunities to improve revenue across both the commercial and residential portions of the building. TATARI strengthened rental administration, followed up on outstanding payments, improved tenant management, and worked to ensure the property was being utilized and priced more effectively. Result: Property revenue increased by 22%. The improvement came not simply from collecting more rent, but from treating the building as an income-generating asset that should be actively optimized.
Reduced & controlled costs
We reviewed the property's ongoing expenses and management practices to identify unnecessary costs, inefficiencies, and areas where stronger oversight could reduce waste. Vendor relationships, maintenance expenses, recurring costs, and other property-related expenditures were brought under greater control. TATARI also introduced clearer approval and documentation processes to improve accountability around spending. Result: Property costs were reduced by 38%. The objective was not simply to spend less, but to ensure that every birr spent on the property had a clear purpose and could be properly accounted for.
Rebuilt the property's records
When we took over, one of the priorities was creating greater visibility into the property's financial and administrative position. We reviewed and updated the property's financial records, tenant information, contracts, documentation, and other relevant records, bringing previously fragmented information into a more organized system. This created a clearer picture of the property's income, expenses, obligations, tenants, and outstanding matters. Result: A more complete and accessible property record system.
Improved financial visibility
TATARI introduced greater structure into the financial management of the property. Income and expenses are tracked systematically, supporting documentation is organized, and financial obligations are monitored more closely. The owner can now have a clearer understanding of how the property is performing without having to personally chase information from multiple people. The property became easier to understand, monitor, and manage from abroad.
Strengthened compliance
The property has ongoing government, regulatory, tax, and administrative requirements that need to be monitored and addressed as requirements change. TATARI established processes to track relevant obligations, maintain documentation, and coordinate the necessary actions to keep the property compliant. Rather than waiting for a problem to arise, compliance became part of the property's ongoing management process.
Professionalized tenant &vendor management
With both commercial and residential occupants, the building requires active management of multiple relationships. TATARI established clearer communication and administrative processes for tenants while also improving how contractors, maintenance providers, and other vendors are coordinated. This created greater accountability and a more consistent experience for both the property's occupants and its owner.
The TATARI diffrence
The owner didn't need someone simply to look after the building. He needed someone to run the property as an asset. By taking over management, TATARI was able to identify opportunities to increase revenue, eliminate unnecessary costs, rebuild the property's records, strengthen financial visibility, and establish systems for tenant management, administration, and compliance. Since taking over in December 2025, the building has generated 22% more revenue while operating costs have fallen by 38%. For an owner living thousands of miles away, the biggest improvement may be the visibility and confidence that comes with knowing there is a professional team on the ground actively managing the property and protecting its financial performance. Manage. Optimize. Protect. Grow.
